concept

The design area is located on the Lomze island in the central part of Kaliningrad. The rich history of this area allow us to refer to her heritage, to research the formation processes of the area and develop lost urban spaces. Residential area, that existed here 100 years ago, now, have an opportunity to rebirth to supplement city with one of the layers of its history.
Consolidation of spatial and architectural characteristics of different historical periods and mixing their between each other within the territory - the key to achieving the necessary lever of the spatial diversity in the complex structure.
The development of any residential area can take place only through the integration of public spaces into private territory.

Space-planning solutions of the complex based on the past organization of quarters, which were located in this territory at the beginning of 19th century.
On the Königsberg plan of 1815, it can be seen that private household plots are organized through two streets running in the meridian direction and forming building plots, clearly distinguishing between private and public spaces. The plots located between Vorder Lomse and Hinter Lomse have two facades as they face both streets at the same time.
Thus, a system of common areas, pedestrian streets, based on the boundaries of historical households. In addition to increasing the transparency of the territory, forming the front of public spaces and the pedestrian flow inside the complex, inner streets provide access to underground parking lots, as well as maintenance of public and business spaces.

The historical parceling of the quarters has been preserved in an enlarged format, corresponding to the scale of modern residential buildings. In total, the design area is divided into 12 lots numbered, which allows for phased construction and commissioning of individual parts of the complex. The plots are physical isolated and independent from each other.
Automobile access to the territory of the complex is carried out from the General Karbyshev embankment and Solnechny boulevard to the internal underground passage. This internal driveway is located under the pedestrian promenade, in the lower level. This solution allows ensuring the independence of the functioning of the transport infrastructure of the complex and reducing the intersections of cars with pedestrians. Parking spaces for permanent storage are located in underground parking lots on one level under each block. The concept, formulated at the masterplan idea, was also developed in the architectural solutions of the complex. So, the buildings that once existed on this territory are presented in the project in the form of the outlines of the first floors that perform trade, office and public functions. On the roofs of the volumes, there are terraces and public spaces for the residents of the complex. Public terraces are connected by galleries. The volumes of the first floors have a spatial continuation in the form of continuous firewall walls located transversely to the front of the street, located in the places of their approximate placement more than a hundred years ago.
Spatial solutions are directed at identifying contrast, and at the same time, achieving the highest level of interaction between different types of urban environment from different periods. Creation of an attractive and comfortable space, visually similar to the dense urban environment of the early 19th century.
